As you can see from the 23 sales in Whistler in the last week and 4 sales in Pemberton, we have been busy! Of course these sales have been in the sale process for the past couple of weeks while the buyers have been doing their due diligence. It is quiet in the office this week but the long weekend is going to be busy according to most realtors. We have amazing prices now and the word is spreading. Have a look at the new listings and if there is anything that catches your eye, send me an email for more information. We have a great new 2 bedroom , 2 bath listing in the Lagoons for $429,000. The lagoons is right in the village just steps from the restaurant's and free shuttle service. A condo like this sold in 2003 for $642,000, you can see why people are buying now. Weekly Market Update

Greetings from Whistler:

It is still pretty chilly up here although a few nice days of sunshine has melted the snow in the village. There are even a few flowers in bloom now. I hear the skiing is still pretty good on Blackcomb if you haven't hung up your boards yet.

Our market is has been fairly active over the last week. People are stopping me on the street and in the stores saying, "I hear the market is picking up". We are still selling about 2 properties a day here, so that is good for us. You will see the 52 new listings in the link below, the listings with asterisk's have been on the market before, but, this is typical of May increasing our inventory once the ski season is over. Most realtors will tell you, there are lots of buyers out there looking for the good deals. The Vancouver market peaked in price in September 2011 and there has been a decline in pricing since then of about 10% to date. We have noticed in the past that when the Vancouver market cools down, the Whistler market tends to get stronger. There are no crystal balls here, we will have to wait and see. Right now we have a buyer's market, there is lots to choose from and the interest rates are low, it is a great time to buy!

The Pemberton market is a little better than before with 4 sales in the last week. Generally Pemberton does perk up in the spring and summer . There are some fabulous properties for sale in Pemberton, great homes with suites for under $600,000. The condo market is great for first time buyers, prices are very affordable now, cheaper than paying rent. Weekly Market Update

Greetings from Whistler,

Hooray, it's the first of May, it's time to bring out the bikes and get on the golf course. The snow is almost gone in the Valley due to rain almost everyday with the odd intermittent sleet pouring on us. People are still skiing on Blackcomb and the golf clubs are opening their doors. The village is pretty quiet now and the "for rent" ads are in the newspaper as the seasonal workers leave town.

The Month of May is usually a slower month for sales but you never know, there are so many new people looking this year it could be better than expected. If you have been wanting to buy a rental property and it has been booked up with tourists all winter, May will be a good month for you, most properties will be vacant. Occupancy was high this year in rental condo's making it hard to show property in that category.

Weekly Market Update

Greetings from Whistler,

This was the last weekend for Whistler Mountain, ending with a very successful Telus Ski and Snowboard Festival. Blackcomb is still open until the end of May for the diehard's. Many people are out on their bikes already and the Whistler and Pemberton Driving ranges have opened. Lots to do in Whistler and Pemberton, there is never a dull moment.

Our number of sales are up in the last week showing the busy activity we have had in the last few weeks. The hotels are reporting occupancy overall is up to about 65% on average with many weekends of 99% booked. Hotel revenues are up which makes them much more appealing to the buyers. At the Whistler Real Estate meeting this morning, the realtors reported that they are all busy with buyers looking for the right property for their family. There were 21 sales reported in the last week, that's a good sign that we are doing well. Pemberton also had a sale, we are hoping for more activity in the Pemberton market soon.

Weekly Market Update

Greetings from Whistler,

Wow, what a week of glorious sunshine and fabulous skiing we've had. Whistler was full to the brim with families enjoying the Easter long weekend. I don't think I have seen it as busy as this in years. It is really great to see so many families enjoying time together.

The real estate market has been quite busy too as you can see from my links. We will start to see lots of new listings come on the market in the next few weeks as people wind down from the ski season. If you are watching for that perfect home or condo, keep an eye on the list of price reductions. There has been several multiple offers on homes last week due to the sellers reducing their prices. Our market seems to be getting stronger as our buyers are telling their friends about their good deals. Whistler is becoming much more affordable, there is good value here now.

Weekly Market Update

Greetings from Whistler,

We have a record snow fall for March, it has snowed 44 cm in the last 24 hours! If you want powder, go up early, do first tracks and be down by 11:00 am. The skiing and boarding is unbelievable this year.

The market was a little slower this week. 11 sales in varying price ranges from $2.7 ml luxury home that has been on the market for just over 2 years , to a 1 bedroom condo selling for $149,900 in the Coast Hotel. There is nothing specific selling but the properties that are selling have reduced their prices significantly. We have 27 price reductions in the last week in Whistler, this is what is happening to get the properties sold.

This year over last year there are a few differences but the main thing is we are selling property and there is a lot of renewed interest in Whistler, a ton of snow and the stars seem to be aligned for a great spring selling season.

Weekly Market Update

Greetings from Whistler:

This was the absolute best Spring Break in years! First of all, mother nature dumped a few feet of snow on us and then gave us glorious sunshine. The fact that we have so much snow is still our big drawing card. I skied downhill with my grandchildren on Sunday morning and then went out to the Callaghan for a beautiful afternoon on the cross country trails, it was fabulous! What a wonderful place to live.

We have been busy! Spring Break started out on the slow side but quickly jumped into high gear. We had 20 properties sell last week, 3 a day is very busy for our resort. We are noticing that the buyers are getting excited that they might actually be able to afford Whistler. We had 29 price reductions in the last week, there are some great deals here. Pemberton remains fairly quiet with no sales again this week.

Happy Spring! Today is the first day of Spring and it was a blizzard up on the mountain, and then the sun came out for a few minutes, typical coastal weather. The skiing is fantastic. I have been skiing Blackcomb the last few days and the line ups are definitely not as long as they are on Whistler.

Our market has been very busy this past week. There are lots of families finding the home they have been looking for. We are seeing more than 2 sales a day, which is good for Whistler. Weekly Market Update

If you are spending Spring Break in Whistler you are lucky! We have tons of snow and it just keeps snowing. I was just up for a quick ski this morning and I have to tell you to be in the lineup by 8:00 am, that makes all the difference. You will be sure to get the good powder! Because it is snowing so much and the winds are high, the Alpine hasn't been opening until later, so go early ski for awhile and then be ready to be first in the Alpine lift line when they do open.

We are seeing a slowing in the market right now because it is Spring Break and potential buyers are typically on holiday with their families. You can see from some of the sales in my link that they were not on the market for many days. They were priced right and they sold. There are some extremely great opportunities for buyers who are watching the market and know good deals when they see them. If you have any questions or comments on this report, please let me know.

Weekly Market Update

I love going to my office, today I have the most incredible view. It is a stunning day in Whistler!

The teachers are on strike, the kids can't go to school, so they are all up the mountain skiing! Life is good. Tracey took her boys up for a few runs, they said it was wonderful.

Did anyone watch our Whistler Realtors on Breakfast Television yesterday? Two Whistler realtors were showing their listings, one bargain priced 1 bedroom at $319,000 and a well priced single family home for $1,499,000. The theme of the show was, "Whistler is good value", now that the prices are down to a reasonable level.

Weekly Market Update

Greetings from Whistler:

Whistler is doing better than it has done in 10 years, as far as tourist numbers , skier's on the hill, the restaurants', and the retail stores. Everyone is talking about it on the streets, in the Gondola's and in the restaurant's over dinner. It feels good, just like the good old days!

Our market has been very busy in the last week, 18 sales in Whistler and 1 in Pemberton. The listings are down this week to 12 in Whistler and 5 in Pemberton. The biggest # that you see in this report is the 32 price reductions, this is the reality of today's market conditions. We are continually adjusting our prices down to get the properties sold. Each sale represents a good sharp price on it which is why it is sold. If sellers want their properties sold they have to be the best price in the building because that's what buyers are looking for .

The price reductions in the new development Riverbend are because in the new HST Transitional Rules, the list price cannot include HST, so they have backed HST out of the list price. However, having said that now the list price is + HST but we are told it will only be 7% on purchase price on new properties.

On realtors tour this morning, the best buy out there was #303 3317 Ptarmigan Place listed at $1,295,000. 2,156 sq. ft with 3 beautiful bedrooms , 2.5 bathrooms and fabulous views. This home was listed at $1,795,000 as you will see on the listing I have attached. The previous owner bought it for $1.7 ml in 2007. This is going to be a great buy for someone.

Good news

Hello again,

Weekly Market Update

Greetings from Whistler,

The Americans are back! There are lineup's of SUV's with USA license plates filling our parking lots and Hotel Concierge parking. It was the President's Day on Monday giving the American's a long weekend which usually turns into a week for Skiers in Whistler. We got a big dump of snow in the last week so the skiing has been fabulous! Friday and Monday morning I was in the gondola at 8:15 am, skied until 10:30 and then I'm off to the office. What a great place we live in.

I have included a news article from the Whistler Question telling us how well our resort is doing. I thought you might like to read it. Overall, we are seeing a sale a day and the # of new listings have slowed down for now. We will see the # of listings increase as we get closer to the end of the ski season. We even had 2 sales in Pemberton last week, good to see.

Lately I have had more people calling and enquiring about buying in Whistler. I am optimistic that we are starting to see a turn in our market. I know there have been several multiple offers again this week, this shows buyers confidence is building . Market Update

Greetings from Whistler,

We are so lucky to have such beautiful weather again this week. I was just out cross country skiing around Lost Lake for my lunch break, it was just gorgeous, sunny and not a cloud in the sky.
"Love where you live" has always been one of my favorite sayings and there is no doubt in my mind why I love living in Whistler.

There are many great opportunities in Whistler for buyers these days. We just listed a Delta Whistler Village Suites for $219,000, a nice little one bedroom in the Village. It has great views, a beautiful pool, 3 hot tubs, secure parking and just steps from the lifts, restaurants and shops. These phase 2 properties sold for just under $400,000 in 2003. If you are looking for a bargain, this would be a good one for you. We just sold a beautiful 1 bedroom in the Westin Whistler, another bargain shopper got a deal for just over $200,000. The Westin and the Delta whistler Village Suites are two of the best buys' in Whistler right now.

Tourism Whistler is still reporting great news on the skier visits and room night bookings. I spoke to several hotels yesterday who reported there occupancy is up over last year. The word on the street is Whistler is doing well. The prices have dropped due to many reasons but the interest is up and people are having a great ski season.

Market Update

Greetings from Whistler:

Isn't this sunshine glorious! This has been such fabulous weather, sunshine, blue skies and excellent snow conditions, we are loving it. Friday and Saturday the annual Peak to Valley Race from the Saddle to Dusty's had its' best year ever as far as race conditions. This race is a highlight of the ski season, about 350 racers in teams of 4 all competing for the best time. Apparently a racer was clad in saran wrap as his downhill suit, it was quite entertaining. On Sunday, I actually skied a 12 km loppet through the farm fields in Pemberton. It was lots of fun, especially when my 9 year old granddaughter almost beat me.

The market conditions remain active, there are lots of properties listed below assessed value, people like to know they are getting a deal. There are many offers on the table in negotiation, some of them in multiple offers . The buyers are mostly from the lower mainland who have been watching the prices go down. For those of you who are watching the Pemberton market, it is starting to move again which is good news for Pemberton.

Market Update Jan 26th

Greetings from Whistler:

I arrived home yesterday from a fantastic family holiday in Hautulco Mexico! It was hot and sunny everyday while Whistler experienced one of the coldest, stormiest weeks in history. I definitely picked the right time to go away.

The Real Estate Market has been very good for January. Usually we see a slow down in sales but this January we are seeing about a sale a day which is good for this time of the year. We are seeing more buyers interested in Whistler especially now that the prices and interest rates are so low. Today you can get a 5 yr. fixed for 2.99%, that is an amazing rate. If you are looking for that special property, now would be a good time to buy while prices are so low. I have 6 sales on the books for January and 2 of them were in multiple offers. When you start to see that happening in your market, you know that things will start to tighten up.

Some good news in the Vancouver Sun newspaper, the hotel bookings are up, the revenues are up, the stores are busy Whistler is seeing one of its' best winters since 2007-2008. With the new snow we have received in the last week, we should continue to be in good shape with market activity. I have attached the link to the article for you.

Happy New Year to you! Now that we are over our Christmas and New Year's festivities, it's time to get back to business.

There is lots of talk in the media about Tax Assessments that have just been mailed out to homeowners. In Whistler in most cases our assessments have gone down and so have our prices. I have attached the new listings and sales for the past 30 days for Whistler and Pemberton.

Our Broker, Pat Kelly was quoted in the Globe and Mail,
In Whistler and Pemberton, however, the arrow is pointing in the opposite direction and homeowners can anticipate declines of up to 15 per cent.
"Whistler's the same as it was," said Pat Kelly, owner of Whistler Real Estate Co. "I think what you're seeing is a reflection of the previous two or three years of economic volatility."
A greater emphasis on value for money in all segments of the market is putting downward pressure on prices and slowing the pace of transactions, he added.
At the top end of the market, places once listed for $6-million are now being advertised for $4-million to $4.5-million, Mr. Kelly said.
The bulk of Whistler real estate transactions - about 85 per cent, according to Mr. Kelly - are townhouses and condominiums selling for less than $1-million
Off the record Pat says:
The last six months has seen a noticeable increase in activity on a year to year basis due to buyers perceiving Whistler to be great value both historically and comparatively and I expect this to continue . Given price follows volume I would expect that the declining trend in values to reverse itself going forward.

According to our Whistler Listing System, the total Sales transactions for 2011 are up of 18:3% over 2010. Chalets up 18%, Condo's up 39% and Townhouses up 20%. The total # of listings available Jan. 2012 vs. Jan. 2011 are down.

The skiing is really great up here, lots of new snow. The cross country trails have been good at the Whistler Olympic Parl. Over the Christmas holidays businesses were breaking records, the mountains were the busiest they have ever been. This is all good news for Whistler, the resort is off to a great start for 2012. We are looking forward to having a fantastic year ahead.

Many buyers are looking for the properties that have HST paid because either they do not want to do rental or they know the HST is going to be changing in the next year or two. Weekly Market Update October 13.11

It is a fabulous fall day here in Whistler today. The trees are brilliant red and yellow and the snow is creeping down the mountains. It is gorgeous!

The activity has picked up as I mentioned in my last market update. The offers are coming in now and people are noticing there is more of an urgency to make decisions now because they are not the only ones who are shopping. You can see by this update the number of sales is more than 2 a day right now and about the same number of new listings a day. This represents a more balanced market. We have 20 price reductions which is a good indication that the sellers are serious about selling.

Greetings from Whistler;

Thursday was the first day of rain we have had since the beginning of August; it is a reminder that we have had such a fabulous 45 days of glorious sunshine and warm temperatures. The Gran Fondo bike race from Vancouver to Whistler was a huge success on Sept. 10th, topping the day of with a fantastic free concert at the Olympic Plaza featuring the band 54/40. It was one of the hottest days of the year, a beautiful summer evening and almost a full moon. It was a perfect day in Whistler.

Now that everyone has their students delivered back to Universities and schools, the families interests are turning to buying a place in Whistler. We know it is going to be another great Ski season. Market Update - September 8, 2011

Summer is back! This week has been amazing, the best weather all summer. The Jazz Festival was last weekend and the Grand Fondo bike ride from Vancouver to Whistler is this Sat. Sept. 10th. It is going to be a busy weekend in Whistler. The bike park is open until Oct. 10th.

I have your market update for you. It is a little quieter on the market front this week. The Stock market has definitely thrown a curve ball into the real estate market. There have been 9 sales in the past week which is slower than usual. You will notice I have attached a link to the 23 price changes in the last week. This is most common these days as sellers want to get their properties sold; they reduce the price to attract the buyers. The tourist numbers are up and the hotel's are busy so that is a good indicator that we are on the map and thriving.

Pemberton has not had a sale in the last 2 weeks.

Whistler & Pemberton Market Update

Greetings from Whistler;

It doesn't feel like summer but apparently we are having it, the sunny days are few and far between. The Resort is up 16% in bookings for this July compared with last year. The Activity bookings are up and there are line ups at the Grocery stores, the resort is doing well for number of tourists.

The Real Estate Market is very busy with new listings. Our office processed 17 new listings last weekend, it is 3 listings to every sale right now. The interest rates are still low and the prices are down 10 - 15% over the last year, making it a wonderful market for buyers.

Today we finally get sunshine again, it has been cold and rainy for the past 2 weeks. The flowers are just starting to bloom and the leaves are now out on the trees, it is starting to look like summer.

The real estate market has been a little slower in the last 2 weeks, as expected. June is usually a slower month. We do have good expectations for the summer months because the emails and phone calls are coming in with enquiries. Whistler and Pemberton Market Update

Greetings from Whistler,

Today we have glorious sunshine and blue skies, it is just like summer here. This is the opening weekend for the Bike Park, we have the Bike Swap happening at 10:00 am tomorrow at the Celebration Plaza, there will be street entertainment and lots of great fun things to do. The Golf courses are open and there are some early bird prices to take advantage of.

We usually see the market slow down at this time of the year, typically called the Shoulder Season but it is still pretty active for us. We are down to 800 listings now compared to 1000 during the winter. It is still a great market for Buyers and the good news is that sellers who are pricing their properties according to today's market , are getting sales. We are up to 2 sales a day for the Whistler area and only 3 new listings a day. This is a pretty good market. Pemberton has had 4 sales in 10 days and 12 new listings. This is a more active market than it was during the winter months.

Whistler and Pemberton Market update

Greetings from Whistler,

I am a little behind in getting your market update to you due to my office assistant and my daughter Tracey having a new baby boy on April 23rd. Needless to say I am very proud of my 9th grand child , Levi Hunter Cruz. Tracey now has 3 boys. Having said that, my office is not running quite as smooth as it usually does when Tracey in the office. She will continue to work with me from home for the next little while.

It has been a little over 3 weeks since your last market update and I have to say that we are still seeing lots of interested buyers looking at properties. If the price is right, they will buy, otherwise , there is lots to choose from so they will keep looking. In Whistler we have seen 1.6 sales a day compared with approximately 3 new listings a day in the last 25 days, that is pretty consistent with our sales since January 2011. If you are looking for a good deal, we have lots of them, take a look at the 28 Price Reductions. Generally speaking, if you have had your eye on a property for awhile, it might be the right time to put an offer on it, the interest rates are still rock bottom.

Market Update

Happy Spring to everyone. We have so much snow up on the mountains and the skiing is still fabulous. I have been having a lot of fun skiing with my grandchildren during Spring Break.

The Real Estate market has been quite busy during Spring Break. Families are here to ski and while they are here they are looking at Real Estate. It is one of the main topics at the dinner table. Weekly Market Update

Hello from Whistler,

It just keeps snowing up here, every day is a powder day lately.

I am a few days late in sending my market update because I was in Las Vegas for a Luxury Portfolio International Marketing Conference. The main focus was on new technology, IPad2, Hot Spot, EyeFi, Listing Video and Networking. It is always great to go to these events, especially when Whistler Real Estate sends me.

I am happy to say the Whistler Market has had 17 sales in the last 12 days, we are still seeing good activity in sales and more of a balance with only 25 new listings . Now is a great time to buy if you are looking for that special property and take advantage of the low interest rates.

Garibaldi Mortgage Update

In a nutshell, here is how the new mortgage rules will affect you as of March 18th, 2011:

For all CMHC insured mortgages, the maximum amortization will be 30 years; so this is for loans that are greater than 80% of the value of the property.*

Some loans arranged without CMHC insurance (conventional financing), will not limited by this rule. The lending policy will vary from lender to lender. Some have made a policy to reduce conventional financing to 30 years, some have allowed the current level of 35 years to remain, and some still allow up to 40 years.

The minimum down payment will remain at 5%.

CMHC premiums have not changed.

The maximum that you will be allowed to refinance against your home will be 85%.
Here is how the new amortization will change payments and income needed for qualifying:

30 Years $2,281.27 $80,000
35 Years $2,113.84 $75,000


This information is based on a purchase price of $500,000 with 5% down. The payment includes the CMHC insurance. The minimum income for qualifying assumes property taxes of $2,000/year, and strata fees of $200/mo. Calculations are based on someone with minimum credit score requirements and no other debt payments. Interest rate is based on a 5 year fixed rate at 3.84%.

* For some properties, even if the loan request is 80% or less, CMHC insurance is still needed, as is the case with mobile home financing.

Weekly Market Update Feb 23, 2011

Greetings from Whistler,

It is minus 6 outside and the wind is blowing, but boy oh boy is the skiing good! I skied with 2 of my granddaughters last Friday and one of my grandson on Saturday. We were on the lifts by 8:30 am, skiing by 9:00 and home by 1:00, the snow was the best it has been all year. I was out on the cross country trails at the Callaghan Valley and Lost Lake as well this week and they were in beautiful shape.

The market has been really active this week, we have been showing property everyday. We just received another accepted offer on one of our favourite listings from buyers who are making their first time purchase. Congratulations to these clients.

Garibaldi Mortgage Rate Update

Here is the latest article from Moshe Milevsky - a great perspective on the broader picture of interest rate movement.

He is the professor that wrote the article in 2001 about the benefits of taking variable rate financing. His analysis spanned 50 years from 1950 to 2007, and the conclusion was that in the long run, variable rate financing would save you money.

His most recent article suggests that even if a fixed interest rate has an insurance cost attached to it, it may still be worth your while to lock-in your mortgage as protection against rising rates.

What has not changed, and will always remain a constant, is that not everyone has the same risk tolerance. For some, having a sound sleep at night knowing that their mortgage rate won't change, is worth the price of the insurance. And at today's historical low rates, the price of that sound sleep is quite attractive and affordable.

Garibaldi Mortgage: Non-Resident Lending - A Summary of Where We Are At


It is extremely important for non-residents to open a bank account while they are here, even if the account won't be actively used or eventually closed. This can save a lot of grief with finalzing their mortgage file if they purchase in the future.

The industry standard for lending to non-residents remains at a 65% loan-to-value ratio.

We have one lender that may consider up to 80% financing for US residents only. Applications must be fully qualifying with full supporting documentation. Not available for Phase II hotel/condo units.

Lenders follow a "sliding scale" for high value properties. This can result in the maximum available financing being lower than 65%. Every bank has a different scale, and sometimes exceptions are granted.

Available rates vary depending on the type of property & the loan amount requested. Quartershare and Phase II units are financed at higher rates due to the "specialty" nature of the real estate.

Supporting Documentation Needed
Completed application via web site.
Most recent last 2 year's tax returns. These are important as Canadian banks need them not only to support qualifying income, but to provide confirmation that applicants are up to date with their tax filings.
In addition to the tax returns, other income documents may be needed. They are referred to as P-60s in the UK, W-2s in the US, and/or Notice of Assessments in Australia & Hong Kong. Current paystubs may also be required.
Verification of assets. This is usually provided by way of the clients' most recently received investment & bank account statements.
ID via passport and driver's licence.
Mortgage statements & rental income confirmation for other properties owned may be requested from the lender.
Equifax credit report and/or banker's reference. Not applicable for US residents because we can access US Equifax from Canada. Clients from the UK can obtain a copy of their report by going to www.equifax.co.uk. Applicants from other countries need to obtain a banker's reference letter that confirms a minimum of a 3 year history with their bank, and that all dealings have been satisfactory.

Supporting documentation can be emailed or faxed. Originals are not required for approval or pre-approval.

Weekly Market Update

Let it snow, let it snow, let it snow! We have received 140 cm of great snow in the last 7 days, it is a winter wonderland up here.

The market has been a little less busy in the last week as you can see my attachment with only 5 sales. We are all talking to buyers and expecting more to come and look again this weekend. Buyers know the deals are out there for them. We just sold a great house in Whistler Cay Estates, totally renovated on a large flat lot for $872,000, this is one of those great buys. A nice family from North Vancouver will be enjoying that home for many years.

We are basking in glorious sunshine this week, it is cold but beautiful. There is an inversion on the mountain so it is warmer up there than in the Village.

The market is still quite active with more people looking with the hopes of picking up one of our great buys! We have written 3 offers this week for people who have been looking for a long time and now have decided the time is right, the prices are negotiable and the interest rates are still low.
