Greetings from Whistler,

Hello 2023! We hope you were able to enjoy the holidays surrounded by family and friends. We had family in town from Namibia and California this year! The Village shops, restaurants and the mountains were busy and plenty of fun was had by all.

2023 brings some new rules including the Home Buyer Rescission Period, this allows Buyers the right to rescind their offer to purchase a property within 3 business days, after an offer has been accepted by the seller. *Buyers who exercise their right to rescind will have to pay a fee of 0.25% of the purchase price to the seller. The Foreign Buyer Ban is also now in effect however, Whistler and Pemberton have been exempt from this rule and will remain open for investment. There is also the new Anti Flipping Tax which under the new tax law, anyone who sells a property which they owned for less than 12 months (365 consecutive days) will be considered to have “flipped” the house and any profits from the deal will be taxed as business income – of course there are some exemptions to this new tax and you would need to discuss with your accountant for each situation.

The 2023 property assessments can now be viewed online and should be in the mail to you this week. Don’t forget the appeal deadline is typically the end of January. If you have any questions about your assessments or would like to review the value of your property we are here to help.
